Timeshare Advisory

Legal advice for timeshare owners and buyers in Mexico

Before you sign, pay or cancel, know what your contract says.

Timeshare legal advice from Nuevo Vallarta. We review your contract and explain your legal options before you make a decision that could cost you.

A contract, a pen and reading glasses on a teak table beside an oceanfront pool.

Who it’s for

  • If you’re about to buy

To understand what you’re signing, what it will cost you every year and how you could get out later.

  • If you already own one

To find out whether you can cancel it, stop certain charges or manage it differently.

  • If you got an offer to “cancel” or buy it

To have the offer reviewed before you pay anyone.

The problem

Timeshare owners tend to run into the same things:

  1. They signed without understanding the legal and financial consequences.
  2. They’re stuck with never-ending payments, maintenance fees and penalties.
  3. They fell for “instant cancellation” scams.
  4. They didn’t know there may be legal ways out and other ways to manage it.
  5. They bought without any advice beforehand.

What we do

  • A review before you buy

We read the contract you’re being offered and explain the obligations, recurring costs and exit terms before you sign.

  • A review before you cancel

We analyze your contract and situation and explain which legal ways out exist in your case.

  • A review before you decide how to manage it

If you’d rather keep it, we help you understand your options for using or managing it.

What we won’t promise you

We don’t promise instant or guaranteed cancellations. No one can honestly promise that. What we do is read your contract, tell you plainly what your legal options are and stay with you through the one you choose.

Warning

Red flags

General information to help you spot a possible scam:

  • They promise an “instant” or “guaranteed” cancellation.
  • They ask for upfront payments to “release” the contract, cover “taxes” or process “certificates.”
  • A so-called buyer contacts you out of the blue.
  • They pressure you to decide today.

Frequently asked questions

General answers only. Your situation may call for a different analysis.

Can you guarantee my timeshare will be canceled?

No. No serious firm can guarantee it. What we do is review your contract and explain your legal options.

What do I need for the review?

Your contract and any payment receipts you have. If something’s missing, we start with what you’ve got.

I already paid a company that promised to cancel it. What should I do?

Don’t make any more payments and don’t share any more personal or banking information. If you paid by card, contact your bank. Gather your contracts, receipts and messages. You can file a complaint with PROFECO, Mexico’s consumer protection agency, and report the fraud to the authorities; talk to us and we’ll review your case.

Is the review useful if I haven’t bought yet?

Yes. The best time for a review is before you sign. And if you’ve just signed, Mexican law gives you five business days from signing to withdraw your consent in writing, without penalty.
